We are Canadians and were visiting Palm Springs in November 2009, thinking about purchasing a condo there.  We saw an Open House at a home in Palm Springs and Rod Callahan was the agent at the Open House.  Even though we told him that the home would be out of our price range, he remained friendly and informative about the area, so we made arrangements to meet with him the following day to look at some condos. He was well prepared for our tour and spent three days showing us what was available.  When we arrived back in Canada, we contacted him with an offer on a unit we liked.  Unfortunately, after spending a week with offer, then counter offers, another buyer got the unit.  But that did not stop Rod.  A week later, Rod emailed about an exceptional condo in the Mesquite Country Club which we decided to make an offer on.  He was there and we were in Canada during the entire process, and Rod met with inspectors, kept us up-to-date by email or phone and helped us with everything.  In Canada, when a buyer makes an offer, the buyer usually does not see or hear from the agent again after the offer is accepted.  We don’t know if Rod’s attention and hard work is usual in the US but in Canada it is not.  We were very happy with Rod and would highly recommend him to anyone!

Selling a home is scary stuff.  Selling in down market is more so.  We wanted to sell and buy.  When we knew time to sell was approaching, we started going to open houses for two reasons, the second to feel out real estate agents.  Rod Callahan was a winner.  First appearance is important and comparably speaking, he looked professional.  He knew the property he was showing and he was attentive to us and others viewing the home.  What a good impression and thus began our client/agent relationship.  Though we were not ready to list at that time, he did advise us as we prepared for that final decision.  Once there, six months later, he helped us decide how to prepare our home for sale at a minimum cost and effort, keeping in mind the type of buyers attracted to our neighborhood.  He seemed to have the right advice and/or contact for whatever our task at hand.  He walked through the house frequently suggesting (and complementing).  We were given a printed schedule of events beginning with the contract explanation and signing.  Thereafter each weekend included a Saturday and Sunday open house.  Within three weeks we accepted a cash offer with a 21 day escrow.  Rod continued daily contact with us and with the escrow agent and buying agent.  We sold without a hitch; right time, right price, right buyer because of our agent.

Did I mention we sold to buy a home that met our now retired needs?  We had found a home that was entering the foreclosure process.  It was where and what we wanted.  Rod watched the property and prepared us to make an offer, which we did within hours of it becoming available.  It was accepted.  This was a Fannie Mae property, which forever seemed to need yet another form signed and one more step in the sales process.  Laughable now, but without Rod I am not sure the sale would have ever been completed.  Rod again maintained daily contact with us, the selling agent, escrow officer and all those Fannie Mae facilitators.  Also he frequently took us to our new home for measurements and just a walk through to look at the view or check a color.  Rod coordinated the listing of our home with the speculated availability of our new home.

Here’s the important stuff.  Rod knows the market, knows how to present himself and his listing, and knows how to make an acceptable offer and what offer to accept.  He assures his clients understand the process, contracts, market, and the time line.  Rod had to watch and understand the foreclosure process so we could sell our home and buy the new, moving furniture and the cat from the old into the new.  So, though timing may not be everything it was very important.

My wife and I were referred to Rod Callahan by a long time acquaintance.   Since we were house hunting in August, there can be no doubt about Rod`s dedication to his clients.  Being unfamiliar with the area, Rod took extra pains to introduce us to the many communities and possibilities within our budget.  He showed us at least 30 homes over a three day stretch. More importantly he talked very candidly about the pros and cons of the various communities and developments in the Valley. 

We made a decision on the last day of our visit and put in an offer.  Rod took care of everything along the way to the close; and we closed while 2000 miles away.  Rod also advised as to the process including counter offers, and arranged the inspection for us.   After purchase, we faced a dilemma. Because we were still working, we would only stay in our new home a couple of weeks per year for the next 3 years. 

Once again, Rod to the rescue.  There are property managers, and then there is Rod.  His great attention to detail, his network of service providers, and his dedication, all made for a worry free absence from our home.  This included various improvements we wanted to make which he personally so to through his extensive network.

We could not have asked for a better experience or more professional assistance then we have received from Rod, leading up to the purchase, and from then to the present.  It has been a privilege to work with someone with such unquestioned integrity and knowledge.  We could not envision working with anyone else on real estate or property management matters.
